Narrative Reports

Narrative reports include self-contained, summary or restricted format. Our narrative appraisals provide a very professional and consistent look and feel. The narrative format is generally used for larger property transactions where a more robust analysis of approach and conclusion is a benefit to the user. Specifically, our narrative appraisals provide detailed reporting without providing an excess of useless data. We are consistently updating and modernizing our reporting formats, in order to provide our clients with the most clear possible picture of the real subject property being analyzed.

Form Reports

Form reports are appraisal reports that use up to three approaches to valuation, resulting in a completely compliant summary appraisal report or a restricted use report. The form report may be an ideal product in cases where the small balance underwriting criteria require an actual appraisal, and the processing unit is looking for efficiency in processing the collateral assessment products. The form report is a streamlined valuation product, delivered electronically in a standard format.

Desktop Appraisals

This appraisal report is performed at the desktop level by a Certified General Appraiser. This desktop product is predicated on LPA obtaining a previous appraisal or property description questionnaire. This report produces a value conclusion from a single valuation approach, the scope of which is defined by the client. The Desktop Report Appraisal is meant for non-complex properties which are typically owner occupied.
